Southborough's housing stock runs newer than a lot of what we see closer to Framingham's older neighborhoods - the median year built here is 1981, well past the 1968 median for the wider service area. That gap matters more than it sounds like it should. A house from 1981 was built during the stretch when steel sectional doors and factory-installed extension or torsion springs were already standard, not the one-piece slab doors and ad-hoc hardware you find on 1950s-and-earlier stock. With roughly 3,711 households in town and a median income north of $190,000, we also see more owners who've already upgraded to insulated doors and newer belt-drive openers than you'd find in an older, lower-turnover area. The baseline here is a door that's had one or two owners and one real renovation, not three generations of patch jobs.
